For coil cleaning, air purifiers, maintenance and AC repair in Citrus City, 956 Multi Service sends a truck up from Rio Grande City; plan on roughly 40 minutes to this farm country northwest of Alton. The community has a story most of its neighbors do not. Builder Howard Moffitt founded it in 1943 as a planned citrus community, but the irrigation water proved too salty for fruit, and the big town never took shape. A few original Moffitt cottages still stand. Today Citrus City is growing again, with 3,291 residents counted in 2020, and its homes share one problem: dust and pollen blowing off the surrounding fields straight into the outdoor coil.

The grove town that stayed small, and the dust around it

Because the original plan was scaled back, Citrus City grew as a scattered mix of older cottages, owner-built homes and newer houses surrounded by open ground. At about 217 feet, it sits higher than most neighboring CDPs, on flat land with fields, brush and dirt lanes nearby.

That setting is hard on air conditioners. Wind carries fine soil, pollen and plant debris into condenser fins until the coil is matted over. A clogged coil cannot shed heat, so pressure climbs, the compressor runs hotter and parts wear early.

Indoors, filters load up quickly. The 2020 Census found that 67.9 percent of households here had children under 18, and the median age was just 22.9. Busy family homes with doors opening all day pull in a lot of outside dust.

Small cottages, full houses

In 2020, 728 households filled 797 homes, averaging more than four people each. More cooking and showers add moisture the system must pull out, so a unit sized for a smaller family can run nonstop on a July afternoon. Howard Moffitt, an Iowa builder known for compact cottages, put up the first houses here, and the survivors of that era were built long before home central air. Many still run window units, and owners ask whether a ductless mini-split installation can replace them.

How do we clean a dust-loaded system in Citrus City?

We start with the outdoor unit. With power off, the technician lifts the fan top, checks the fins and rinses the coil from the inside out at low pressure so debris leaves the way it came in. A pressure washer can flatten fins, so we do not use one.

With the fan top lifted, water is run from the inside of the coil outward to push debris back the way it came.

Inside, we check the filter, the evaporator coil and the drain. Electrical parts and refrigerant readings are tested, since an overheated condenser is often hiding a weak capacitor. You get an explanation of the condition of each part before anything is replaced.

Tell us on the phone whether the house backs onto a field and when the coil was last washed, so the right cleaner and parts ride along. We pick up 8 AM to 7 PM, Monday to Saturday, and a morning call often gets a same-day slot. A system skipped for years may need a full AC maintenance visit.

On the 7 Mile Road end of La Homa Road

La Homa Road, State Highway 364, ends at FM 2221 (7 Mile Road) just east of Citrus City, which makes the trip from US-83 a straight run north through Palmview and La Homa. Citrus City uses the 78572 ZIP and is served by La Joya ISD.

High schoolers are zoned to Juarez-Lincoln. Counted as its own Census place only since 2000, when it had 941 people, Citrus City has more than tripled since, and newer block homes now sit beside the older grove-era lots. Neighboring Doffing lies just to the south and La Homa to the southeast, so the same field dust reaches all three.

What Citrus City residents ask about dust, pollen and coils?

How often should the outdoor coil be cleaned at a Citrus City home?

At least once a year, usually in spring before the heavy cooling season. Homes right beside open fields or dirt roads may need a second rinse in late summer, especially after dry, windy weeks. Citrus City covers only two square miles ringed by farm ground, so few houses are far from dust. If you see a gray mat on the fins or the unit runs hot to the touch, it is time.

Which air filter makes sense with kids at home and fields nearby?

A pleated filter in the MERV 8 to 11 range catches most dust and pollen without choking airflow on a typical home system. Higher ratings can restrict air if the return is small. The 2020 Census counted children in about two of every three Citrus City households, so filters here fill fast; check yours monthly. For more filtration, a media cabinet or whole-home air purifier on the return side handles fine particles without overworking the blower.

Can an original Moffitt cottage in Citrus City get modern air conditioning?

Yes. A ductless mini-split is usually the cleanest fit, because these small 1940s houses went up before home central air was common and rarely have duct runs. One outdoor unit can feed a head in each main room through a small wall opening. We look at the wiring, the wall material and where a condenser can sit on a level pad before recommending a layout.
