Sharyland is part of our regular Hidalgo County coverage, about 45 minutes east of Rio Grande City along the US-83 expressway. It is less a town than an area: the old Shary farmlands and the Sharyland ISD neighborhoods spread between Alton, Mission and McAllen. The Census Bureau counts one slice of it, the West Sharyland CDP, at 2,004 residents in 2020, but the name covers much more ground than that.
Housing here leans larger than in many Valley communities, with plenty of two-story homes. That puts a familiar problem at the top of our call list: an upstairs that never quite cools.
From Shary's citrus groves to Shary Road subdivisions
The Handbook of Texas tells the story. Between 1914 and 1917, land promoter John H. Shary assembled the property, renamed it Sharyland, planted about 15,000 citrus trees and sold and leased it as 40-acre farms. He took over an irrigation project begun by Mission founder John Conway and ran it as the United Irrigation Company, and in 1923 he founded the Texas Citrus Exchange.

Sharyland ISD dates to the early 1920s and still carries Shary's name. Today its two main high schools, Sharyland High and Sharyland Pioneer, which opened in 2014, both sit on North Shary Road in Mission. Farm Roads 494 and 495 cross the area, and most of the community now lies within Mission itself, which explains why many residents have a Mission address.
Later, Hunt Realty Corporation bought the south end of Shary's estate, known as Shary Farms, and turned it into the suburban community of Sharyland Plantation. U.S. Senator Lloyd Bentsen was born in Sharyland, and William Jennings Bryan spent his retirement here. The ground sits around 171 feet above sea level in the West Sharyland CDP, and drinking water comes from the Sharyland Water Supply Corporation.

Get DirectionsSecond-floor heat in two-story homes across the Sharyland ISD area
The physics are simple. Hot air rises, the roof heats the upstairs ceiling all afternoon, and the rooms on the second floor are usually the farthest from the air handler. If one thermostat sits downstairs, it reaches its setting and shuts the system off while the bedrooms above are still warm.

Several fixes are possible, and the right one depends on the house. An undersized upstairs return may need enlarging. Attic ducts may need duct sealing and insulation. A zoning panel with motorized dampers can split one system into floors. In some homes a dedicated second-floor system is the cleaner answer.

Driving in from Rio Grande City: a Sharyland call, step by step
We start by measuring rather than guessing. The technician takes supply and return temperatures in rooms on each floor, checks static pressure (how hard the blower is pushing against the ducts), inspects the attic runs, and looks at return sizing. Refrigerant charge, capacitor and coil condition get checked on every system in the house. When you call, mention how many systems the house has and which floor runs warm; we take calls Monday through Saturday, 8 AM to 7 PM.
If equipment needs replacing, a proper AC installation for a two-story home starts with a load calculation for each floor. There is no federal 25C tax credit for systems installed in 2026, so check utility and manufacturer rebates and ask a tax professional before counting on any savings.
Which services fit Sharyland's larger homes?
Most requests here come back to balancing comfort between floors.

AC Installation in Sharyland
Two-story Sharyland homes need equipment sized and staged for both floors, not just the total square footage. A two-stage or variable-speed unit handles the gap between a mild morning and a 100-degree afternoon.

Smart Thermostats in Sharyland
Zoned or floor-by-floor thermostats are the simplest fix for a hot upstairs and a cold downstairs. In homes off North Shary Road, moving one sensor upstairs can settle the bedtime argument.

Ductwork in Sharyland
Upstairs bedrooms often sit at the far end of attic runs with undersized returns. Measuring static pressure shows whether the second floor is starved for return air before anything gets replaced.

HVAC Maintenance Plans in Sharyland
Homes with one system per floor benefit from a single plan that covers both on the same visit. Busy Sharyland households commuting to McAllen and Mission rarely want to book two separate appointments.

Duct Sealing & Insulation in Sharyland
Leaky joints in a hot attic dump cold air before it ever reaches the second floor. Sealing the trunk and the takeoffs above the upstairs bedrooms is often the cheapest comfort fix here.

Attic Insulation in Sharyland
The roof deck over a Sharyland second floor bakes all afternoon, and thin attic insulation passes that heat straight into the bedrooms. Topping it up helps the system catch up by evening.

AC Repair in Sharyland
When one system in a two-unit house fails, the other cannot cover both floors. A weak capacitor or iced coil upstairs shows up first as bedrooms that never drop below the setting.

Why do Sharyland two-story homes have uneven cooling?
Why is my upstairs always hotter than downstairs in Sharyland?
Heat rises, the roof bakes the upstairs ceiling, and second-floor rooms usually sit at the end of the longest duct runs. Many of Sharyland's two-story homes went up as the area grew into a bedroom community for McAllen and Mission, often with one air handler in the attic serving both floors. A single system with one thermostat downstairs shuts off before the upstairs is comfortable. Common fixes include larger or added returns, sealing attic ducts, a zoning system with dampers, or a dedicated system for the second floor.
My address says Mission or McAllen. Do you still cover me?
Yes. Much of the Sharyland area sits inside Mission city limits or uses Mission and McAllen mailing addresses, and we cover all of it. Tell us the nearest cross street when you call so we can plan the route. For most addresses here, the drive from our shop runs about three-quarters of an hour.
Do newer homes in Sharyland Plantation still get hot upstairs rooms?
Often, yes. Sharyland Plantation was developed on the south end of John Shary's old Shary Farms, and its newer two-story houses are built tighter than older farm homes, but a tight house does not fix duct layout. If the upstairs return is small or the attic runs are long, the second floor still lags. We measure room temperatures on both floors before suggesting zoning, sealing or a separate system.
